Dining room with table and seating for 8. The table can seat up to 12 if additional chairs are moved in from one of the other rooms.
First Floor:
Living room with 1 x large 3-seater sofa and 2 x 2-seater sofas, flatscreen television with digital BT box, Bluetooth Amazon Alexa device and door leading to front river facing balcony.
Master bedroom with 5ft king size bed, television with digital box and door leading to front river facing balcony.
Bedroom 2 with 5ft king size bed and door leading to front river facing balcony.
Bedroom 3 with 3ft bunk beds and hallway leading to shower room.

Bedroom 4 with 5ft king size bed, television with digital box, door leading to family bathroom and French windows to a small river fronting balcony.
Bedroom 5 with 5ft king size bed.
Bedroom 6 with 3ft twin beds, built in cupboards and door leading to ensuite shower room.
Ensuite bathroom with walk-in shower, WC, hand basin and heated towel rail.
Family bathroom with bath and shower over, WC, large hand basin and heated towel rail. This bathroom may be accessed from both the communal living area and from the bedroom 4.
Laundry room with additional washing machine and separate tumble dryer. This room can be accessed from a doorway off the first-floor landing or externally from the rear of the house half way down the steps from the parking space and through the door on the right-hand side.
Please note that due to the fact that the house can be rented as two separate apartments the staircase from the first floor to the top floor will have a sign stating 'Private The Holt'. This can be ignored when renting the whole house.

If something more relaxing is preferred, appreciate the nearby picturesque and interesting Warfleet Creek area with its peaceful waterside benches and access to a quiet and sheltered section of the river. Or wander on for a further 10 minutes and explore Dartmouth Castle and the little-known Gallants Bower and Sugary Cove, perfect for a picnic and some stone skimming. The property itself allows its guests to relax in comfort and style, boasting attractive original features alongside stylish and contemporary specifications and furnishings. Guests can entertain in the large well-equipped modern kitchen, traditional yet sophisticated dining room with feature fireplace, as well as come together in the bright, elegant sitting room with its digital entertainment systems and access to the properties water facing front balcony.
